Enhancing the curb appeal of your self-storage facility is easier than you might think, and it significantly influences how potential customers perceive the level of service they can expect if they choose to rent from you. It’s important that your facility appears welcoming and well-maintained.

Start with Your Signage

Start by ensuring that your signage is large enough to be easily seen from a distance.  In my experience, I encountered issues in Monterey, California, where our sign was quite small, making it difficult for potential customers to notice. We often had to direct people to our location by saying, “If you’ve reached this stoplight, you’ve gone too far.” This highlights the importance of visibility for your signs.

Make sure all signage is easy to read, even from afar. While city regulations may limit sign sizes, do your best to maximize the visibility of what you can use, ensuring the colors are eye-catching and readable. Keep the sign clean of grime and dirt.  A visually appealing exterior will attract more customers and enhance their impression of your business.

Landscaping Makes Things Pop!

Pay attention to the landscaping; it should appear well-maintained, as this reflects your overall property management. Well-kept landscaping demonstrates your pride in the facility and significantly affects customer perception.

Don’t forget to refresh your landscaping! Adding flowers or incorporating color into the plant beds can really enhance the visual appeal and attract customers. Make sure to trim the bushes, remove weeds, and apply mulch. It’s important to make your landscape look great and inviting.

Get a Power Washer

One of the things I think about when spring comes is the desire to start cleaning and caring for the exteriors of our properties. I believe that power washing is a great option for this. Many of you may already have power washers that can effectively clean surfaces. Over time, various substances, such as oils and food spills (like ice cream or oil), can leave spots on the ground, making the area look unkempt. I’ve often found hardened remnants of ice cream can be more challenging to remove than other spills!

Power washing really revitalizes the appearance of your property. By cleaning surfaces thoroughly, you can remove accumulated dirt and grime, especially in areas where customers will be walking. Many of you might use a hose, but power washing can provide a deeper clean. It’s worth the effort to make your property look its best!

If You Can, Paint Your Curbs

Another important task is cleaning and repainting the curbs. I really enjoy painting the curbs because it enhances the landscaping and overall curb appeal. If your city allows you to, you can paint them; it’s a fantastic way to make a statement. You’ll notice that we often use bright colors, like yellow, when we get started, but you can choose whatever colors suit your style for the curbs.

Keep an Eye Out for Trash or Debris on the Storage Property

When discussing the upkeep of an entire property, it’s essential to focus on cleanliness, including areas where trash accumulates. It’s important to regularly remove debris and litter. In fact, at larger properties, it’s advisable to collect trash multiple times a day. I often use a golf cart and carry a trash bag, or, at times, we use a larger trash can on our maintenance cart. Keeping all hallways clean and maintaining the exterior, including fencing, is crucial for a well-kept property.

Are All of Your Lights Functioning Correctly?

When assessing the property, it’s essential to check the lighting both outside and inside. Pay particular attention to any hallways, if applicable. Ensuring all lighting is functional is crucial, as dim or burnt-out lights can cause issues. For indoor units, you need adequate lighting, as insufficient illumination may hinder guests’ visibility and lead to complaints. Therefore, consistently monitor the hallway and exterior lighting to ensure everything is in working order, especially after any outages are identified.

Check Your Keypads Daily

One concern I always have is with the keypad entry and exit gates. It’s crucial to ensure these are cleaned daily, as many people touch them. For instance, I noticed that one of the keypads looks quite grimy. I sometimes think, “Do I have something I can use to press this without using my fingers?” I’ve even used my knuckles in the past to avoid direct contact. It’s important to check these keypads several times throughout the day to see if they are dirty or messy. Additionally, when workers come in with dirty hands, they can leave marks on the keypads, so regular cleaning is essential.

Your Gate Can Make an Impression, Too!

When considering gate maintenance, it’s essential to focus on the gate operator and the gate mechanisms. Regular inspections are necessary to check for wear and damage. Be sure to lubricate all moving parts, including hinges and rollers, to prevent rust and ensure smooth operation.

While my managers are familiar with some maintenance tasks, we also hire a specialized gate company to conduct quarterly or monthly inspections. It’s beneficial to have trained personnel at each location who can handle these responsibilities expertly. They not only inspect the components, sensors, and motors but also clear any debris to prevent jams.

Additionally, it’s important for your staff to understand proper gate usage and maintenance procedures to avoid misuse and ensure everything functions correctly.
