  • Pre-Visit Phone Call: First, your mystery shopper phones the storage office to check office hours and to schedule a time to tour an available parking space. Because it’s crucial to know how your office staff sets appointments, we make sure your shopper calls in advance. With this in mind, our system records every phone call the shopper makes to and receives from your office staff.
  • Audio File of the Visit: Shoppers are required to audio-record their interactions during their in-person visits (with your consent). By listening to these audio files, you can assess the quality of service provided, identify areas for improvement, and celebrate successes.
  • Photos:  The shopper provides a series of photographs (discreetly) capturing various locations, including the parking lot, the storage property, and the restroom facilities. These images highlight specific areas that may require improvement.

PROPERTY FEEDBACK

  • Restrooms: Are the restrooms clean and available for potential and current tenants? Specifically, do the facilities provide towels, soap, and other necessities?
  • Emphasis on Security: Was the employee able to effectively communicate the security measures in place at the property?  Focusing on the property’s security instills confidence in the safety of your boat or RV.
  • Call to Action: Did the employee encourage you to sign a rental agreement or secure a parking space during your visit? While the shopper will decline to rent during their visit, this proactive approach, when done well, can effectively convert inquiries into sales.
  • Marketing Materials: In addition to a tour, were you provided further information about the facility and its offerings? Were you presented with a business card, brochure, or other marketing materials?
  • Effort to Earn Your Business: Was the employee genuinely interested in earning your business? For instance, indicators might include personalized suggestions or attentive responses to your questions.
  • Overall Property Condition: What was your impression of the property’s cleanliness and maintenance? A well-kept facility enhances customer perception and trust.
